Setbacks from personal opinion:

  1. The land was previously a sewerage pond and later converted into a fishing pond. I am particular over refill land to build condominiums although it is not that high rise. Meanwhile a friend of mine concerns over feng shui, if he buys, then his house will be sitting on top of human waste.
  2. It’s a leasehold land expiring on 11/10/2098 (balance of 87 years from now, instead of 99 years).
  3. Congested with no view – located right in front of Jalan Radin main road’s T-junction.
  4. Very luxury, expensive and risky for property investment, probably for own stay.

KUALA LUMPUR: I&P Group Sdn Bhd’s development of 156 units of apartments called 8 Petaling in Bandar Baru Sri Petaling, Selangor has attracted over 800 registrants to-date prior to its expected launch on March 26, 2014.

Located on a 3.3-acre piece of leasehold land, the development has a total gross development value (GDV) of RM123 million and will provide condominium facilities even though it is classified as apartment, said group managing director Datuk Ir Jamaludin Osman.

“Complete facilities with 24-hour security, swimming pool, wading pool, BBQ area, gymnasium and ample parking for residents. Public amenities are also close by,” he told theedgeproperty.

He explained that the low-density development has one single block, connected by a corridor from one end to the other, consisting of 22 units of duplex penthouse and 134 single-storey units, “There are 22 units on each typical floor (Levels 1-6). On Level 7 there are 18 units, and on Level 8 there are10 units,” Jamaludin said, adding that the development has a ground-floor and basement parking areas with a minimum of two parking lots to each unit.

The units have built-up areas ranging from 1,690 sq ft to 4,876 sq ft, while prices range from RM621,888 to RM1,667,888. “The target market is for those who want to upgrade to bigger homes, but still within a condominium environment, and also first time house buyers,” he said.

Jamaludin said the development is scheduled for completion in 1Q2014, but construction work has yet to commence, adding that the uniqueness of 8 Petaling is that it is a low-density development, the units are big and do not share walls with the units next door. He said the penthouse units would have their own private roof garden. The entire apartment would be serviced by a total of eight lifts. “This is more than the minimum required for 156 units which is five lifts but we are providing eight lifts instead to service the 156 units,” he added.

The 8 Petaling development is part of the Seri Petaling suburban township. The township is located just 15km south of Kuala Lumpur, and is accessible via major highways such as the KL-Seremban Highway, South Shah Alam Expressway (KESAS), New Pantai Expressway (NPE), Middle Ring Road 2 (MRR2) and the KL-Putrajaya Highway (MEX).
