Arte @Kuchai Lama – Challenges Ahead

After a visit to iProperty Fair on 29/4/2014, I found out that there are 2 new proposed condominium projects along Jalan Kuchai Lama.

PROJECT 1

  • Developer : Nusmetro Group
  • Title : Arte @Kuchai Lama
  • 2 blocks of luxury condominium with 23 and 25 storeys each
  • Target launching : June/July 2014
  • No official price indication
  • Open for registration
  • Location : Directly opposite existing Dynasty Garden Condominium

PROJECT 2

  • Developer : BHL Construction Sdn Bhd
  • Title : No given name at moment
  • Target launching : June/July 2014
  • No official price indication
  • Open for registration
  • Location : Directly next to existing Dynasty Garden Condominium

Just in case you are not aware, Dynasty Garden Condominium has been completed 3 years ago and is made up of 2 blocks of condominium with 600 units. I have been to Dynasty Garden before. Currently the environment is nice and very windy, part of the reason why Dynasty Garden has appreciated almost 100% after hand over. The launching price in 2005 is around RM180k. My friend bought at RM250k in 2009. Now asking price is RM380k. How lucky!

Apparently our famous Seputeh MP, Teresa Kok is staying in Dynasty Garden and has team up with it’s residence to protest for further future developments there. Click here for detail report in The Star Newspaper. I guess this must be the delay in launching and getting AP license by both developers.

Personally I like the design of Arte with inspirations from painting and sculpture, especially it’s swimming pool. So cool designs!

However I can’t deny that it will be quite congested once it is up. Sales team from both developers said that they are planning for alternative access roads, which are really needed. I can’t imagine the traffic there once both developments are completed. Phew!!!

Well, we’ll just wait and see.

  9. I’m a resident at Kuchai Lama area. Whoever wishes to buy this new condo should be very careful. First if u look at the aerial view from google maps, the project area is really small compared to the existing condo, Dynasty Garden beside it.
    Secondly, there is a small stream(river) flowing in the middle of this piece of land, may not be seen from google maps as it is hidden by the bushes and trees. The land is now cleared, and the river will be seen when google update their maps. I wonder how the developer is going to divert that river. Will they let the river flow under the condo via a underground water tunnel? How can they ensure later on that tunnel will not cause any erosion problem tot he foundation of the condo????
    Thirdly, there is a mechanical sewerage plant next to it. And the water is discharged into that small river as mentioned above.
    Finally, this site is surrounded by slopes which have not been properly stabilized.
    As this condo is sold as high-end or luxury condo, I don’t think it’s worth it. because it is situated in a congested piece of land surrounded by old apartments and sewerage plant. There is a better better option for luxury condo in kuchai lama which is the Seringin Residences by See Hoy Chan developer.

    I guess the developer is trying to hide away all these ugly side of that condo by portraying as a luxury condo inspired by ART as the name says it “ARTE”. and can be sold to people not familiar with that area thinking that they have bought a luxury condo which is in fact just next to a sewerage plant. What a joke!

    • Hi ZL, thanks for your insight as a nearby resident. I’ve been to Dynasty Garden twice to visit friends, but never notice there’s a small stream! What a discovery. Yeap the area is too congested. With lack of landbank, many new housing projects are just next door to each other.
      If my budget can go beyond RM750k, I’ll buy Seringin Residences – I like. More high class “feel”.
