Considerations:

Pricing: We can see that Kiara Residence II is slightly more expensive than The Z. One reason being offering DIBS to homeowners, of course developer will priced the interest amount into selling price, right?

DeveloperTrinity Group is a newer developer but has proven itself by delivering 3 past projects ahead of schedule. And these 3 projects enjoy tremendous appreciation.

Land Tenure: Although these 2 pieces of land are next to each other, but The Z is freehold while Kiara Residences is leasehold. If someone can choose, of course, will choose freehold.

Location: There are sources saying there will be a new Jusco and Lai Meng chinese school to be transfer from Jalan Ampang to the area. The area will transform once all these plans are put together.

Distance to LRT: Kiara Residence II is nearer to LRT park and ride station but both are within walking distance.

Neighborhood: At the moment, if you visit the actual site, it doesn’t look appealing at all. The 4-lane main road is parked with cars from owners in Bukit OUG condominium, thus making it looks like 2-lane only.

Potential: Additionally there is another housing development between The Z and Kiara ie. The Rainz by Exsim Group which is not revealed yet. Thus bear in mind, it’s going to be very high dense with all high rise condominiums.

 Layout: All units in The Z Residence comes with 2-3 rooms without a maid’s room. On the other hand, Kiara Residence II includes a maid’s room to bigger units (1,2oo sq ft onwards). If you have a maid, then Kiara Residence II maybe more suitable.

  2. cars parked illegally will be towed away or summon issued soon, roads will get wider with more lanes, short flyovers will be built to exit to many highways in the areas…. enforecement will be stricter with the fight against corruption now,,,,, things will get better n better… residents in the area can write to politicians, complain to the press, DBKL, police, etc etc… I believe better roads with more lanes, short flyovers will be in place once the 2 new lrts and the condo projects are more or less completed…. the authorities got to wake up…no more sleeping giant getting gaji buta anymore…

  3. build/erect concrete wall and quay along the river… replace the bridge and replace with a bigger and better bridge for linking with other areas… everything can be done and improved….just do it….be positive….

  4. I have visited the site, the location is the best in the concerned area. Z Residence is facing the bukit oug condo directly and to go to the main entrance, you must pass a small industrial area and a school… KR2 in nearest to the exit to the highway and oug jalan awan cina and the new lrt station and also the extension new road once it is opened…KR@ is facing KR1 and a brand new 2-storey community hall….

  5. KR2 is superior to KR1 and Z Residence in terms of location and convenient to exit the area and not facing low and medium cost apartment, industrial area,..

  6. I have visited the site, the location for KR2 is the best in the concerned area. Z Residence is facing the bukit oug condo directly and to go to the main entrance, you must pass a small industrial area, a school, our bkt condo & townhouses… KR2 in nearest to the exit to the highway and oug jalan awan cina and the new lrt station and also the extension new road once it is opened…KR2 is facing KR1 and a brand new 2-storey community hall…

    • Sorry, Z residence is facing the tamil school, a chinese temple, a new condo project and oug industrial area directly. It is not facing bkt oug condo…
